Position Schedule: 7:00 AM - 4:00 PM

POSITION SUMMARY: Under general supervision, supervises, coordinates, reviews and assesses the status of performance of construction projects by construction contractors and District employees.
ESSENTIAL FUNCTIONS:
Coordinates:
- Construction schedules
- Construction site management
- Management of contractors
- Communications with other RSD departments: Maintenance, Grounds, Custodial, Warehouse, etc.
- Communications with architects and engineers
- Communications with building administrators
- Multiple construction projects, outside contractors, outside construction foremen, outside construction employees
Inspects, reviews and assesses the status of construction projects for:
- Scope development
- Construction schedule and construction quality
- Compliance with contract, codes, specifications, safety, schedules
- Change-orders, punch-lists, close-outs
- Walk-throughs with contractors (pre-bid, pre-construction, progress meetings, punch-lists, change-orders, closeouts)
Works with regulatory agencies: (municipal, county, fire districts, etc.)
- Applies for construction permits
- Obtains permits, obtains resolution of code issues
- Analyzes compliance with codes (electrical, mechanical, etc.)
Assists in review of:
- Drawings and specifications
- Shop drawings, submittals, and samples
- Color selections
- Pay applications
- Change-orders
Assists Construction Coordinator in developing and writing specifications and obtaining bids by:
- Assembling plans
- Conducting field investigations
- Verifying field conditions and dimensions
- Meeting with building administrators
- Meeting with contractors on site
ESSENTIAL SKILLS AND ABILITIES:
- Assists the Construction Coordinator with supervising construction-projects and contractors.
- Has the ability to respond 24 hours per day and 7 days per week to construction emergency calls.
- Excellent communication skills and be able to work cohesively with multiple outside contractors and multiple in-house leads and administrators.
- Advanced computer skills, and be familiar with construction-related systems.
- Exercise independent judgment to coordinate, review and assess the performance of multiple construction projects.
- Ability to drive to various sites.
- Ability to safely climb, bend and stoop while navigating construction sites.
- Ability to perform work duties in a safe manner.
- Ability to demonstrate safe work environment procedures and reinforce reasonable rules to reduce or eliminate job-related injuries.
- Ability to climb ladders and work on roof locations.
- Ability to perform the job responsibilities delineated below.
BASIC REQUIREMENTS:
- Prefer bachelor’s degree in business or construction management.
- Requires two-year trade school or equivalent in construction or facilities maintenance field.
- Requires a minimum of 5 years in the construction or facilities maintenance field.
EQUIPMENT USED:
- Standard office equipment.
WORK ENVIRONMENT:
- This position requires 24 hour per day 7 day per week on-call availability.
- Within the school building.
- Outside of school buildings, including in inclement weather.
- Must be flexible, able to report to various school sites, including within the same shift, and when necessary, various shifts or days of the week, including weekends.
- This position is very active and requires the physical ability to enable standing, walking, bending, kneeling, stooping, crouching, crawling, climbing, sitting, talking, hearing, twisting, reaching, and lifting throughout each shift.
